What You Need to Consider When Completing Cottage Renovations

But what if your cottage is looking less than appealing these days? Maybe you need to consider a cottage renovation. Or maybe you’re thinking about buying a cottage that needs a little work.

Cottage renovations might sound intimidating, but if you do it right, it can be relatively simple and painless so you can get back to relaxing on the lake.

Waterfront properties offer a unique challenge when it comes to getting building permits. While any improvements to your property on dry land are covered by more typical permits, anything that is done to the shore road allowance to improve the shoreline or past the high water mark needs to involve the Ministry of Natural Resources. The reason for this is to help with erosion control and to generally preserve the shoreline.

Limited Supplies in Rural Areas

Currently, the record-high lumber prices might present a challenge for anyone trying to complete a cottage renovation. However, things get a little more complicated when you add in shortages and extra costs associated with purchasing supplies in rural areas.

It’s not the end of the world, however, it just means you might have to pad your budget slightly or be okay with a compromise–for example–prioritizing one renovation over another to accommodate supplies and costs.

Finding Reputable Contractors

Finding a good contractor in the city can seem easy with so many options to choose from. In rural areas, it might present a little bit more of a challenge.

Fewer professional contractors in the area might mean it’s harder to find one with low prices and a rock-solid reputation. Again, in this case, you might have to compromise slightly, pad your budget, or take on some of the smaller renovations yourself.

The Logistics of Island Property Renovations

If you’re planning to renovate an island property, you have an entirely new set of logistical challenges. Depending on the size of the island and the existing dock/landing area, you might have trouble bringing over large items like wood or concrete if you need it.

It’s not impossible to facilitate an island renovation, but it just means you might require more planning and a little extra spending to get it done. Finding a contractor with experience renovating island properties is a great first step to reduce the headache of planning an island cottage renovation.

Start by Researching Ontario Renovation Rebates

Before going any further with your cottage renovation, why not start by looking into some government programs or rebates that might be available? As Canadians, we are used to being taxed on nearly everything! The one place you might be able to find some relief is in your home (or cottage) renovations.

New Housing Rebate for Substantial Renovations

The new housing rebate can allow you to recoup a portion of any HST you pay on materials or services when renovating your property. Can it also apply to your cottage?

It could, but only if you use your cottage as a primary residence. If you or a family member live there permanently, you could qualify for the home renovation tax credit.

The timing and extent of the renovations are also a factor in whether you can apply for the rebate. By definition, “substantial renovations” take place when 90% or more of the interior is removed or replaced.

A simple coat of paint or a few new appliances won’t cut it. You essentially need to gut and entirely remodel the entire cottage interior.

Canada Greener Homes Loan

If your cottage is a primary residence, you could obtain an interest-free loan of up to $40,000 to complete your project, with 10 years to repay. This applies to home insulation upgrades in the attic or ceiling, replacing inefficient windows and doors, or upgrading your HVAC system. Before qualifying for a loan, a registered energy adviser will need to conduct an EnerGuide home evaluation. This step is critical, as any projects you begin before your loan is approved will be considered ineligible.

Home Efficiency Rebate

Some rebates and loans may not be easy to claim due to the stringent qualification requirements. However, there are some programs that can help even when renovating a cottage that is not your primary residence. For example, the Home Efficiency Rebate could be a little more flexible in the types of properties that can benefit.

Any cottage that has an active Enbridge account might qualify for a rebate of up to $10,000 to install a new, energy-efficient heating and cooling system. Non-Enbridge customers could qualify for up to $5,000. This covers a variety of equipment, including heat pumps which can replace an existing furnace and air conditioner.

Are you looking for easy cottage renovation ideas? A few inexpensive and simple upgrades can allow you to transform your space whether or not you qualify for an HST renovation rebate.

Consider a cottage makeover by repainting your cottage, or at least add a bold colour on an accent wall that gets a lot of attention. This can be even more eye-catching against a neutral backdrop!

Swapping out light fixtures can modernize and elevate your cottage with very little effort or investment. If you want to make it even easier, add a few stylish table or floor lamps. The extra illumination can add depth and the perception of more space.

Bringing a little of the great outdoors inside can add a rustic aesthetic appeal. A few pine cones or evergreen branches can liven up the room. If you find some interesting rocks, painting them is a great way to add a ton of personality, either to your cottage or your garden.

Some cottage additions can be more involved, but will significantly enhance your enjoyment of your home away from home. You can expand on existing rooms by moving or removing walls. You might even build an additional room altogether.

A freestanding sunroom or gazebo can expand your living space into the outdoors. Just be sure to obtain the necessary permits first, whatever you decide. Working with a skilled contractor will let you avoid expensive mistakes along your journey. Getting it right the first time will save you money and allow you to enjoy your new and improved cottage as soon as possible.
