The Spring Market Isn’t Coming… It’s Already Here
February typically serves as the calm before the spring market truly kicks off, a period when potential buyers and sellers contemplate their next moves but may not take action just yet.
This year, however, has been different:
• We noticed a significant shift in activity at this time of the year.
• Showings have increased, and buyers are showing more decisiveness.
• Instead of the usual “we’re watching,” we now hear “we’re ready.”
At the same time, we are starting to see more inventory come onto the market. New listings are picking up earlier than expected, which is another strong signal that the season is turning. Buyers have more options than they did just a few weeks ago, and sellers are recognizing that momentum is building.
What we typically anticipate in late March or April has arrived early. The spring market has already started.
In just the past two months, we assisted in purchasing 4 properties and sold 7 homes, with an impressive average of only 16.7 days on the market. Most of these properties sold in less than a week. This level of activity shows a clear message: buyers are not just browsing, they are prepared and ready to act when the right home becomes available.
Clients who opted not to wait until spring found themselves in a strong position, facing fewer competing listings, which allowed their homes to shine. Timing matters. And right now, timing is working for those who move early.
Tip of the Month | Prepare Before You List
If selling is somewhere in your plans this year, the best time to start preparing is before you feel rushed. The strongest outcomes usually come from calm, thoughtful decisions because as we always say, a little planning now can save time, money, and stress later.
Here are a few simple things that make a bigger impact than most people expect:
• Take care of small repairs now.
Fix the loose handle, touch up paint, replace burnt-out lights. Small details show care and prevent buyers from wondering what else has been overlooked that can’t easily be spotted.
• Start decluttering in stages.
You do not need to empty your home overnight. Begin with closets, storage rooms, and surfaces. A gradual approach feels manageable and makes the eventual move easier.
• Document your upgrades.
Gather receipts, warranty information, and dates for major improvements. Buyers appreciate transparency, and having everything organized builds confidence. Pro tip: make a list of all the rentals in your home and how much you pay monthly (this is something that buyers and agents always ask us).
• Walk your home like a buyer would.
Step outside and come back in through the front door. What do you notice first? Fresh eyes often reveal simple changes that can elevate the overall impression of a home. So it’s really simple: walk through your home as if you are a buyer seeing it for the first time.
• Have a strategy conversation early.
Even if you are months away from selling, understanding your potential value, timing options, and overall positioning gives you clarity and confidence. A thoughtful plan removes guesswork and allows you to move forward on your terms. Of course, your goals matter. What you need out of the move matters. But it is also important to stay open to guidance. We are in the market every single day. We see how buyers are reacting in real time. Ultimately, the smoothest sales usually happen when there is trust in the plan from the beginning and everyone is aligned on the strategy.
The homes that feel effortless to buyers almost always had quiet, thoughtful work happening behind the scenes. And that preparation shows long before listing.

One of the things we continue to notice, both in conversations and in everyday life, is how steady Peterborough feels right now.
There is quiet growth happening across the city. Continued investment in healthcare, new residential development in the west and north ends, and infrastructure improvements which is the kind of growth that supports stability in our city.
At the same time, what truly draws people here has not changed. As we move closer to spring, you can see how connected this city is to water and green space. Within minutes, you can be walking along Little Lake, biking the Trans Canada Trail, or enjoying the Otonabee River. That everyday access to nature is something many larger cities simply cannot offer. It is one of the first things relocating buyers comment on when they visit.
We are still seeing steady interest from families coming from the GTA and surrounding urban areas. For many of them, the move is not just about affordability but about lifestyle and long term quality of life.
When we ask what is driving their decision, the answers are often consistent:
• More space inside and outside the home
• Less traffic and shorter local commute times
• A stronger sense of community
• Access to lakes, trails, and green space
• Better value compared to larger city markets
For many families, it comes down to breathing room. Quieter streets. Bigger backyards. The ability for kids to ride their bikes safely. Room to grow.
Peterborough continues to offer that balanced middle ground. Connected, but not congested. Growing, but still grounded. That combination matters. It gives buyers confidence and gives homeowners reassurance that they are invested in a city that continues to strengthen over time. And it is one of the reasons our local market continues to show resilience month by month.
